AYY Housing Office will be closed during the summer between 6th of July and 28th of July. During this time all customer service is handled through email. Unfortunately only the most pressing matters can be handled, as the Housing Office will have limited staff during the summer.
If you for example lock yourself out of your apartment, you can turn to your building’s Castle Warden or the maintenance company for help.
AYY’s Representative Council has approved the new AYY Housing Regulations in their meeting on 14.5.2013. The Housing Regulation guides all AYY housing services and will affect all members applying for apartments from AYY or living in AYY apartments already.
The new regulations will come into force on 1 June 2013. They will therefore influence how first year students can apply and get apartments during the coming fall. AYY.fi webpages will be updated shortly to accommodate the new regulations.
The new regulations on scoring the housing applications
All old applications will retain their old points in the housing queues. Applications made after 1 June will be scored according to the new regulations. The housing queues will therefore have both new and old applications at the same time for a while. For most queues the point regulations have actually stayed effectively same.
The new regulations will come into force 1 June. The most benefical reading for the tenant of either the new or old regulations will always be used for contracts signed before this date.
The new regulations will apply in entirety to all contracts signed after 1 June.
The queue for furnished apartments will be created later during the fall. At this moment it is not possible to apply for furnished apartments, because the first time any furnished apartments will be vacant next is in January 2014.
The building Jämeräntaival 1 will be renovated during the years 2013 and 2014. The renovation will be done in three partitions and the total duration will be approximately 12 months. Renovation of a single partition will take approximately four months. The partition being renovated won’t be in normal accommodation use while the work is in progress.
Because of the renovation, the leases of the tenants have to be terminated in stages. The leases will be terminated using 6 months notice period.
The tenants who will have to move out because of the renovation will be offered an option to move into another AYY shared apartment in Teekkari Village. Tenant can decide for himself/herself if he wants to take up this offer or organize his/her accommodation in some other fashion when the renovation begins.
More info about the timetable of the renovation and the exact order and composition of the partitions being renovated can be found on this page. The page is updated constantly as there is more info about the renovation. Questions can be directed to the building contractor Hannes Helminen (050 589 7519) and to the housing expert Jaakko Koivula (050 520 9444). Email: firstname.surname@ayy.fi
The transfer application will be granted an extra point, so they will always be on top of the queue. The extra point will be in effect until the applicant has been offered a shared room apartment. If the applicant declined the first shared apartment offer, will he/she be treated as a normal applicant after that.
Applicants can also apply to other AYY aparments. No extra points will be granted to other apartment queues. Other applications are graded normally according to the AYY Housing Regulations. The extra points for being given a notice of termination by the landlord will be granted to those apartment queues that the points are in use.
Keys to AYY’s housing in Helsinki are handled through Töölö Service Point. In March, the moving date happens to be Friday, when the service point is usually closed. Therefore, AYY will organise service for Töölö Service Point on the moving day in March. Keys are handled at Töölö Service Point as usual and you not have to agree on anything separately. Please return and collect your keys only from Töölö Service Point on 1 March. The housing office in Otaniemi will NOT be able to receive the keys for apartments in Helsinki in order to prevent that new and old residents go to different locations and the keys will not change the owner.
The key service is available at Töölö Service Point according to regular opening hours between 10.30am-2.30pm.
In some AYY’s properties located in Helsinki, fees have been collected from residents for sauna reservations and basement storage cages. From 1 Jan 2013 onwards, basement storage cases and sauna reservations will be included in the housing rents.
Separate sauna reservations and basement storage case charges will be discontinued mainly due to the burdensome system. The monitoring of the use of saunas and basement storage in Helsinki properties has in practice cost more than what was collected with the charges. At the same time, the practices in all Helsinki properties will be standardised to correspond to one another.
Charges will be removed automatically and this change does not require any measures from the residents. However, from now on all basement storage cases in use must be marked clearly. The name of the resident, the address of the apartment and the current year must be displayed on the door of the basement storage cage. This is to prevent that storage cages slowly fill with extra junk of former residents, for example. If unmarked storage cages are not marked even after a notice, the maintenance company may clear the storage case and dispose of stored items.
The resident council in each property may decide on the arrangements of saunas and the booking of sauna reservations in the building. The housing office can help with the practical arrangements of sauna reservations when requested. Parking space fees will remain unchanged.
