AYY apartments open to all students

Since the teaching at Aalto University is focusing more and more on the Otaniemi campus, there are not enough AYY members with a right of residence applying for our apartments in East Helsinki. Because of this, some of AYY’s student apartments in East Helsinki can be offered more frequently to students outside the Aalto University. If there are not enough AYY members with a right of residence applying for a particular AYY apartment, the housing office can rent the apartment to any postgraduate student or degree student, with priority given to AYY members.

Now, AYY is making some of its apartment groups in East Helsinki open to all students. The apartment groups in question are listed here. There are a limited number of apartments, and not all apartment types are always available.

At the moment, we are looking for applications especially for the apartment groups listed below. More information on the apartments can be found in Domo. The complete renovation of Jämeräntaival 3, 5, 7 – information and instructions

The housing technology-driven complete renovation at the Jämeräntaival 3, 5, 7 property begun in January 2017 and is on schedule. The renovation of Jämeräntaival 7C will be finished by the end of summer and the work in Jämeräntaival 7B will begin in April. Outside work has already begun at all sites.

Living in the property will be impossible during the renovation work. Due to the renovation work, the rental contracts of residents and users will have to be terminated in stages. In the terminations, the termination period that is in accordance with the Tenancy Act shall be complied with, which is 6 months on the part of the lessor. AYY seeks to offer residents whose contracts are being terminated the possibility to move to a comparable flat in the Teekkari Village. The resident can decide whether they want to apply for another AYY flat or arrange their accommodation themselves in some other way after the termination.

For transfer applications, one additional queue point shall be given upon the decision of the Board of AYY, so that they are first in the queue. The additional point is valid until the applicant has received an offer for a shared flat or a flat that corresponds to the terminated one and as long as the need for accommodation is urgent due to the complete renovation. If you turn down the first accommodation offer, you will be treated as a normal accommodation seeker after that.

Residents can also apply for other flats of AYY. However, no additional points will be granted for other accommodation queues due to the renovation, but instead they will be scored in accordance with the normal rules. An exception to this is residents who live in a one-bedroom flat, but who are applying for a shared flat. The additional points for an urgent need for accommodation will be granted normally on the basis of termination done by the lessor for the queues where the additional points in question are in use.

Instructions for residents:

  • When you have received notice of termination on the basis of a complete renovation, you can apply for a replacement flat from AYY
  • Make an application in the normal way in the queue of the domo system
  • State in the attachment to the application that you are seeking a replacement flat due to a complete renovation
  • At the same time, make sure that the e-mail address is correct in the system!
  • A possible accommodation offer will be sent by e-mail

Parking space norms loosened for student apartments in Otaniemi – AYY thanks the city of Espoo for its excellent decision

At its meeting last week, the city of Espoo city planning board decided to apply a more lenient norm for parking spaces for Otaniemi student apartments. AYY thanks the city planning board and those involved in the preparation and decision-making for an excellent, sensible and well-founded decision.

What did the city planning board change, and what does it mean in practice?

Previously, there was a construction norm that, in short, required the construction of student apartments in Teekkarikylä to include one parking space per 250 k-m2 or even one parking space per 150 k-m2, depending on the location. K-m2 stands for square meters of living space in apartments per floor, and a smaller number means a higher requirement for parking spaces.

The change that takes place now is a result of a parking survey conducted in the Otaniemi area in the autumn of 2016 that measured the utilization rate of parking spaces at the current student apartment buildings. Currently, the utilization rate is about 50%, or 74% at the highest. One must also take into account the development of Otaniemi into a public transportation hub, and the expected increasing popularity of alternative traffic solutions, such as car sharing, so there are definitely grounds for revising the calculation model.

The new decision lowers the requirement for zones further away from the metro station, so that from now on, the calculating model in the Otaniemi area will be 1 parking space / 500 k-m2 on the average. These requirements far better match the realities.

Why does this decision benefit AYY and its members in particular?

Due to the previous calculating model, when planning new student apartments in Otaniemi, there was simply not enough room for reasonably zoning new apartments with a number of parking spaces that meets the norm. In practice this meant, for example, that the parking spaces for new student apartments required by the norm would have had to be implemented as underground garages, which in turn would have raised construction costs by several millions and significantly raised the rents of these apartments. From now on, the planning projects for student apartments so badly needed in the Otaniemi area may progress much more cost-efficiently, with parking spaces implemented to match the needs.

The flats of Ida Aalbergintie will be transferred to SATO from 1.7.

The Student Union of Aalto University, AYY, the Student Union of the University of Helsinki, HYY and the Häme Student Foundation have sold the Property Company Ida Aalbergintie 1 in Pohjois-Haaga, Helsinki, to SATOkoti Ltd. Management of the property and 164 rental flats with their residents will be transferred to SATO from 1.7.2016. As a result of the transferral, flats at Ida Aalbergintie 1 can no longer be applied for through the Domo system.

The rents for July will be paid on the basis of previous payment information and SATO will send tenants new rent bills during July. From 1.8.2016, the rent will be paid into the account of SATOkoti Ltd with a personal reference number. If residents have any questions about the transferral of the rental contract or other practical issues, they can contact the customer service of SATO directly.

Provision of reasonably-priced student accommodation near the place of study is a core member service of AYY. The campus of Aalto University is concentrated in Otaniemi and AYY is developing its property stock to meet the needs by constructing new student flats on the campus or within good transport connections to it. At the moment, AYY is constructing a new student hall in Jätkäsaari in Helsinki and preparing a new project in Otaniemi. In addition, many of the older accommodation sites have come up to the time for a complete renovation. The next ones to be renovated are Jämeräntaival 7, 5 and 3 in Otaniemi. The work is beginning with Jämeräntaival 7 C in January 2017.

Matters to take into account for residents during the holiday period

There have recently been many break-ins in Otaniemi, into HOAS’s street-level flats at Jämeräntaival 10. In the break-ins, entry into the flats has been forced through the window in the middle of the day and at night. The police are investigating the incidents. If you notice any behaviour that is out of the ordinary in the vicinity of the (street-level) flats, notify the police of what you have seen. It is also a good idea to make a note of identifying characteristics.

The occurrence of many break-ins within a short space of time is very regrettable, but despite them Otaniemi continues to be a safe place to live in, and special measures are not needed. However, everyone should act with normal care and caution, particularly when the flat is left empty e.g. during a holiday trip. Pay attention to the following points, for example:

  • Shut doors and windows with care when you won’t be at home.
  • Don’t advertise your holiday on social media. Telling people about your holiday reveals when your home is unoccupied.
  • It’s also a good idea to keep the flat looking like it’s being lived in when you’re away. So ask a friend to pick up the post from the hallway/post box, at least occasionally, when you’re away.
  • Catalogue and photograph your property and objects of value. In this way, in the event of a break-in, you have proof of the items that have been lost that you can present to the insurance company or to the police.
